Services

Five ways to show a property.

Photography, film and aerial work for agents, teams, brokerages and developers, and media that introduces the agent behind the listing.

About the picturesThe photographs in this section are licensed reference images that show what each service delivers. They are not Lion Creatives shoots: our own real estate work will appear on this page as it is commissioned.

Work

Real estate work, as it is commissioned.

We have not published a real estate shoot yet. Listings we shoot will appear here, with the agent’s and the seller’s permission: photography collections, property films, aerial footage and vertical reels. Until then, this is the published work the service is built on.

Why Lion Creatives

A film studio’s eye on every listing.

  • Professional image quality

Exposure, color and straight verticals handled on every frame, so rooms look the way they feel in person.

  • Cinematic storytelling

Films planned as a sequence, from the street to the last room, the way we plan our commercial work.

  • Careful visual composition

Angles chosen to show a room’s real size and light, and details framed so buyers remember them.

  • Professional editing

Every photograph color-corrected and every film graded in house, so a listing keeps one look.

  • Creative direction

A plan for each property: which rooms lead, what the film opens on and what the reel needs.

  • Personalized client experience

One team from the first message to delivery, and answers from the people doing the work.

Process

From first message to finished media.

  1. Tell us about your property

The address, the size, when it lists and what makes it special.

  2. Choose the media services you need

A package, or only the services you want, confirmed in a written quote.

  3. Discuss scheduling and project details

We agree the date, access and shot list, and check the airspace if you want aerial.

  4. We produce your content

We shoot on site, then edit, color and cut in house.

  5. Receive your finished media

Photographs and films at a private download link, sized for the MLS and for social.

Questions

Before you start.

Where do you work?

Across Maryland, Washington, DC and Northern Virginia, from our base in Lanham, Maryland. Tell us the address and we confirm whether travel adds anything to the quote.

Is travel included?

Within 20 driving miles of Lanham, Maryland, yes. Farther than that, any travel charge is quoted before you commit. Large or distant projects are quoted individually. We measure the driving route, not a straight line.

How much does it cost?

Each package has a starting price, shown under Packages, for a standard residential property up to about 2,500 sq ft, with travel included within 20 driving miles of Lanham, Maryland. Larger or unusual properties, commercial listings, multiple buildings, large or distant projects and extra crew are quoted individually. Every project gets a written quote before the shoot.

How do I schedule a shoot?

Start a project from our contact page, or call +1 240-512-6464. We respond within one business day and agree a date with you.

How quickly will I get my media?

We confirm the delivery date in your quote, before the shoot. Tell us the date the listing goes live and we plan back from it.

Can you fly a drone at my listing?

It depends on the property. Aerial photography and video are available where legally permitted. All flights are subject to FAA airspace requirements, required authorizations, pilot availability, weather, and site conditions. Where aerial capture is unavailable, we’ll discuss an adjusted package or alternative shoot date before confirming your project.

Properties near Washington, DC may fall within restricted airspace that requires special authorization or does not allow the flight at all, and where we travel from does not decide it. Before aerial work is confirmed, our FAA Part 107-certified pilot assesses the property’s exact airspace and flight conditions.

Send us the address and we check it.

What if the weather is bad?

Interiors go ahead in any weather. If rain, wind or low cloud would spoil the exteriors or ground the drone, we agree a new date for that part of the shoot.

How should I prepare the property?
  • Turn on every light and open the blinds.
  • Clear counters, tables and bathrooms of everyday items.
  • Move cars off the driveway and from in front of the house.
  • Plan for pets and people to be out of the rooms we are shooting.
  • Tell us how we get in if nobody will be there.
What do the photographs include?

Edited, color-corrected photographs of the interior and exterior, delivered at full resolution and at MLS size. Each package says how many.

What video can you make?

Walkthroughs, cinematic property films, vertical reels and agent introduction films. Your quote sets each film’s length and the formats you need for the MLS, YouTube and social media.

How is the media delivered?

At a private download link: photographs at full resolution and at MLS size, and films in the formats you need for each platform.

Do you work with teams and brokerages?

Yes. Tell us about the listings you have coming up, and we plan and quote them with you.

Do you shoot commercial properties, developments or land?

Yes, when they are listed for sale or lease: scoped and quoted individually, with aerial work where legally permitted. For a restaurant, hotel, office or other space photographed for its own marketing rather than a listing, see commercial and architectural photography.

Your next listing deserves better visuals.

Tell us about the property. We respond within one business day.
