1. Agreement and Acceptance
This Real Estate Photography & Videography Booking Agreement ("Agreement") establishes the terms governing photography, video production, aerial media and related services provided by Lumetrin Consulting Services LLC, doing business as Lion Creatives ("Lion Creatives," "Company," "we," "us"), to the purchasing customer ("Client," "you").
This Agreement applies to standard Real Estate packages booked through the Lion Creatives website or another authorized booking channel.
By reviewing and accepting this Agreement and completing a booking, the Client agrees to these terms.
The confirmed package, property address, appointment date and time, deliverables, total price, and any separately accepted written additions form part of the booking agreement.
Customized productions may be governed by separate written terms, which will identify any provisions that supersede this Agreement.
2. Services and Package Pricing
Lion Creatives offers the following Real Estate media packages.

- Up to six aerial photographs and aerial footage in the cinematic film, subject to aerial clearance and operational conditions.
- Digital delivery of all finished media.
All listed prices are in US dollars. Applicable taxes and approved additional charges, if any, will be disclosed before payment.
The maximum photograph counts describe what is included in each package, not a guaranteed minimum number for every property.
Additional photography, video coverage, virtual staging, virtual twilight, extensive retouching, additional crew and other custom services may require a separate quotation.
3. Booking Availability
Standard online Real Estate bookings are offered under the following schedule:
- Days: Monday through Saturday.
- Online appointment hours: 9:00 AM–4:00 PM Eastern Time.
- Minimum advance notice: 48 hours.
- Maximum booking window: 60 days in advance.
- Scheduling buffer: 90 minutes after each appointment.
- Sunday: By special arrangement only.
Appointments must be scheduled so that the included shoot duration finishes by 4:00 PM.
The post-shoot scheduling buffer is reserved internally for travel, preparation and operational needs.
Early-morning, twilight, evening, Sunday and other exceptional appointments require separate arrangement and confirmation.
Availability displayed online is subject to existing reservations, operational restrictions, crew availability and confirmation through the booking system.
A booking is not guaranteed solely because a time appeared in the calendar.
4. Payment and Confirmation
Standard Real Estate packages require payment in full at the time of online booking.
The standard prices are:
- Essential Listing: $209.
- Property Showcase: $469.
- Signature Cinematic: $889.
Payments are processed securely through Stripe.
A booking becomes confirmed when payment has succeeded and the Lion Creatives booking system has issued a confirmation.
An unsuccessful payment, incomplete checkout or unconfirmed appointment hold does not guarantee a reservation.
For separately quoted custom productions, the standard arrangement may be a 50% production deposit, with the balance payable under the agreed project terms.
Monthly services may follow a separate written service agreement.
No undisclosed travel, staffing or production fees will be charged without the Client's agreement.
5. Cancellation and Refund Policy
The Client may request cancellation by contacting Lion Creatives and supplying the booking reference.
The following standard cancellation policy applies:
| Notice before scheduled appointment | Standard refund |
|---|---|
| 48 hours or more | 100% of the booking payment |
| At least 24 hours but less than 48 hours | 50% of the booking payment |
| Less than 24 hours | No standard refund |
| Lion Creatives cancels and cannot fulfill the service | 100% refund |
The applicable period is calculated from the scheduled appointment start time.
Exceptions may apply where required by law, where Lion Creatives agrees to a different arrangement in writing, or where circumstances fall under the weather, aerial or service-performance provisions of this Agreement.
If Lion Creatives cancels a booking, we may first offer a mutually acceptable rescheduled appointment. If the Client declines and we cannot provide the agreed service, a full refund will be issued.
Approved refunds will generally be sent to the original payment method. The date funds become available depends on the payment processor and the Client's financial institution.
Nothing in this Agreement limits rights to refunds or remedies that applicable law does not permit the parties to exclude.
6. Rescheduling Policy
Each standard Real Estate booking includes one complimentary rescheduling request, subject to the following conditions:
- The request must ordinarily be made at least 24 hours before the scheduled appointment.
- The replacement appointment must be available and confirmed by Lion Creatives.
- Additional rescheduling requests require Company approval.
- Rescheduling requested with less than 24 hours' notice is subject to Company approval and the circumstances involved.
- Weather-related or operational rescheduling initiated by Lion Creatives is free of charge.
A request alone does not change the scheduled appointment. The original booking remains in effect until Lion Creatives confirms the replacement date and time.
7. Travel and Service Area
Standard package prices include travel to properties within 20 driving miles of Lion Creatives' designated departure base in Lanham, Maryland.
For properties beyond that distance, the Company will provide a travel-fee quotation before the Client commits to additional charges.
The website may use a conservative geographic screening process to determine which addresses are eligible for immediate online booking.
An address not eligible for instant booking may still be serviceable through a custom quotation.
ZIP-code eligibility is a screening method and is not a promise that every address within an eligible ZIP code has the same driving distance.
If an address is uncertain, outside the automatically supported area or cannot be verified, Lion Creatives may require a travel quotation before confirming the appointment.
No additional travel charge will be imposed after purchase without the Client's consent.
If a material geographic eligibility error prevents delivery of the original service, the Company will offer an acceptable revised arrangement or an appropriate refund.
8. Property Access and Preparation
The Client is responsible for preparing the property before the scheduled appointment.
This includes:
- Ensuring the property is reasonably clean and organized.
- Arranging access to all agreed photography areas.
- Obtaining permission from the owner or other authorized party.
- Notifying occupants where necessary.
- Securing pets and addressing safety hazards.
- Ensuring the property is ready for the scheduled production.
Lion Creatives does not provide cleaning, home staging, heavy furniture movement, repairs or property maintenance unless separately agreed.
The photographer or videographer may make minor adjustments to small movable items when safe and appropriate, but is not obligated to do so.
If the property is materially unprepared or inaccessible, the appointment may require rescheduling under the applicable policies.
The Client is responsible for providing accurate property information and promptly communicating any special access instructions or restrictions.
9. No-Shows and Property Inaccessibility
Lion Creatives provides a 15-minute grace period following the scheduled appointment start time when property access is unavailable.
If the Client or authorized representative has not provided access within that period, Lion Creatives may treat the appointment as a no-show.
A no-show ordinarily falls under the less-than-24-hours cancellation policy, meaning no standard refund.
Reasonable exceptions may be considered for emergencies, circumstances beyond the Client's reasonable control, or other situations where accommodation is appropriate.
The Company will not treat an appointment as a Client no-show when access failure is attributable to Lion Creatives.
10. Weather and Outdoor Production
Real Estate photography and videography may be affected by rain, storms, wind, natural lighting, extreme weather and site conditions.
Lion Creatives may postpone or modify a shoot when conditions prevent safe or reasonable performance.
When this happens, the Company will offer, where practicable:
- A complimentary rescheduled appointment.
- An alternative production approach or deliverable that the Client agrees to accept.
- An appropriate refund if the agreed service cannot be delivered and the Client declines the alternative.
A full refund will be available where Lion Creatives cannot perform the agreed service and no work has been performed.
Safety-related decisions remain at the Company's reasonable professional discretion, subject to applicable law.
11. Aerial Photography and Drone Operations
Aerial photography and videography are subject to Federal Aviation Administration requirements, operating conditions and appropriate pilot authorization.
Signature Cinematic's aerial component is conditional, not guaranteed.
Before an aerial-dependent booking can proceed, Lion Creatives may require a separate aerial-clearance review.
Aerial operations may be restricted or prohibited because of:
- FAA airspace requirements or restrictions.
- Missing property or location permissions.
- Unsafe winds, rain or other weather conditions.
- People, vehicles, buildings or nearby hazards.
- Equipment limitations.
- Pilot availability or other operational restrictions.
The Company will not perform aerial operations that would violate applicable rules or compromise safety.
When aerial filming cannot be performed, Lion Creatives will discuss rescheduling, suitable replacement coverage or an appropriate refund with the Client.
Any material substitution requires the Client's agreement.
12. Production and Creative Standards
Lion Creatives will perform its services with reasonable professional care and skill.
Creative decisions concerning framing, lighting, editing, pacing and presentation are made in accordance with the purchased package and agreed project requirements.
Actual results may vary because of the property's size, architecture, condition, access, lighting, weather and other circumstances.
Lion Creatives does not guarantee a particular property sale, listing response, increase in buyer interest or marketing result.
13. Delivery Timeline
For all standard Real Estate packages, Lion Creatives aims to deliver the finished media within 48–72 hours after the shoot.
The standard contractual delivery deadline is within 72 calendar hours after completion of the shoot, including weekends and holidays, unless another timeline is agreed upon in writing.
Delivery is generally electronic, through a download link, customer portal or other designated digital delivery method.
If circumstances arise that may prevent timely delivery, Lion Creatives will notify the Client, explain the delay and work toward an appropriate resolution.
Any separately agreed delivery schedule will be documented in writing.
14. Revisions and Editing Changes
Every standard Real Estate package includes one complimentary round of minor revisions.
Minor revisions may include:
- Brightness and exposure adjustments.
- Color and white-balance corrections.
- Small editing refinements.
- Minor adjustments to completed video editing within the original scope.
A revision round means one consolidated set of reasonable minor change requests.
Additional revision rounds or major creative changes may require a separate quotation and Client approval.
Examples of potentially chargeable changes include substantial video restructuring, extensive object removal, new scenes, major architectural manipulation and changes beyond the originally agreed scope.
Lion Creatives will correct material mistakes attributable to its failure to deliver the agreed services without treating those corrections as discretionary paid revisions.
15. Raw Photos and Unedited Footage
Standard packages include professionally edited final deliverables only.
Original RAW photographs, unedited video footage, project files, timelines and other working materials are not included.
These materials remain under Lion Creatives' control, subject to applicable third-party rights.
The Client may request raw materials separately.
Any release of raw materials is subject to availability, applicable rights, a written agreement and any additional approved fee.
Lion Creatives is not required to provide raw materials unless expressly agreed in writing.
16. Copyright and Client Usage License
Unless a separate written agreement states otherwise, Lion Creatives retains copyright in original photographs, videos and other creative works it owns and produces.
After the Client pays in full, the Client receives a nonexclusive, continuing license to use the final delivered media to market and promote the specific property or listing for which the work was commissioned.
Permitted uses include:
- Real Estate listing services and property portals.
- Brokerage and agent websites.
- Property advertising.
- Social media marketing.
- Property brochures and presentations.
- Sharing with property owners, brokerages and marketing partners as reasonably necessary to promote the property.
The Client may not resell the media as standalone stock content, transfer ownership of the copyright, license it for unrelated commercial campaigns or transfer it to unrelated agents for independent use without authorization.
Any broader usage rights must be obtained through a separate written agreement.
This license covers only rights Lion Creatives owns or is authorized to grant. Third-party music, images, trademarks and other licensed materials remain subject to their applicable license conditions.
17. Portfolio and Promotional Usage
Lion Creatives may request permission to showcase completed project photographs and videos in its portfolio, website, social media, promotional presentations and advertisements.
Client permission is required before promotional use.
Permission may be documented through the booking workflow, a separate release or another written authorization.
Lion Creatives will respect applicable privacy, confidentiality and property-access restrictions.
Permission to display completed work does not automatically authorize the disclosure of private client information, private interior details or identifiable individuals without the necessary rights and consents.
18. Property Representation and Media Accuracy
Standard post-production adjustments may improve exposure, colors, composition and image quality.
The Client must not use the delivered media in a manner that materially misrepresents the condition, features or characteristics of a property.
Virtual staging, digitally modified property features and other material alterations must comply with applicable advertising rules and relevant listing-platform requirements.
The Client remains responsible for the accuracy of property descriptions, listing representations and marketing claims created or approved by the Client.
19. Customer Information and Privacy
Lion Creatives may collect information necessary to manage a booking, including:
- Client name and contact details.
- Property address.
- Service selection and appointment information.
- Project instructions.
- Booking and transaction records.
- Communications necessary to provide the service.
Lion Creatives uses Lumetrin OS and other authorized service providers to manage business operations.
Stripe processes online payments according to its applicable terms and privacy practices.
Client information will be processed in accordance with applicable privacy law and the Lion Creatives Privacy Policy.
Transactional booking messages are distinct from optional marketing communications.
Where marketing consent is required, such consent will be obtained separately.
20. Customer Communications
The Client authorizes Lion Creatives to send communications reasonably necessary to administer the booking.
These may include:
- Booking and payment confirmations.
- Appointment reminders.
- Property access inquiries.
- Scheduling changes.
- Cancellation and refund notices.
- Delivery notifications.
Such messages may be provided by email or other methods the Client has agreed to use.
The Client is responsible for keeping their contact details accurate.
If a booking email is not received, the Client may contact Lion Creatives using the booking reference to verify the transaction.
21. Safety, Interruptions and Unforeseen Circumstances
Lion Creatives may stop, delay or decline activities presenting unreasonable safety risks or involving unlawful conditions.
Severe weather, emergencies, government restrictions, site hazards and other events beyond the reasonable control of the parties may affect performance.
When possible, the parties will work together to reschedule or agree on an alternative arrangement.
If the agreed services ultimately cannot be provided, applicable refund obligations will be determined by the circumstances, the terms of this Agreement and governing law.
22. Responsibility and Limitations
Lion Creatives will use reasonable professional care in performing the contracted services.
The Company is not responsible for the Client's independent marketing decisions, inaccurate property descriptions, listing-platform decisions, or business outcomes outside the agreed scope.
Any lawful limitation of damages or remedies must be interpreted consistently with applicable law.
Nothing in this Agreement excludes liability or remedies that cannot legally be excluded, including liability for intentional misconduct where exclusion is prohibited.
23. Changes to Bookings and Agreement Terms
Material changes to the purchased services, booking date, deliverables or total price require agreement between the parties.
Lion Creatives may update its general terms for future bookings.
The Agreement version accepted when a booking is confirmed will ordinarily govern that booking unless the parties agree to a permitted change or applicable law requires otherwise.
24. Governing Law and Dispute Resolution
This Agreement is governed by applicable Maryland law, subject to mandatory consumer protections and other laws that may apply.
The Client is encouraged to contact Lion Creatives promptly regarding any service concern so the parties can attempt to resolve the matter in good faith.
Nothing in this section waives legal rights or remedies that cannot lawfully be waived.
25. Electronic Agreement and Records
Before completing an online purchase, the Client must be given an opportunity to review this Agreement, including the cancellation and refund terms.
The Client must affirmatively accept the Agreement through the booking process.
Lion Creatives may retain records of:
- The accepted Agreement version.
- The date and time of acceptance.
- The associated booking reference.
- The selected package and agreed amount.
- The confirmation and payment status.
These records may be retained for legitimate contractual, security, operational and compliance purposes in accordance with applicable law and retention requirements.
